Property management apps can come in handy for Airbnb hosts in a number of ways, making your life as a host much easier as a result.

Each application will have a different approach to simplifying your life as a host, and as you'll see, each comes in at a very different price point.

However, whether you're a big scale property manager, or a minnow host like me, I'm sure you'll be able to find something that floats your boat in the list below.

This app is built for streamlining all of the main friction points of hosting on Airbnb so that you can scale up operations (idefinitely) in a manageable way.

Here are a few of the key features of the Smartbnb app:

  • Automated guest messages
  • Automated reviews
  • Automated SMS & emails to cleaners and team members
  • AI answers to guest FAQ's

If you take the time to set this app up properly - to really harness the power of all of its features - then you'll be looking at time savings and efficiencies of upwards of 90%.

I know, it sounds like I'm just plucking that number out of thin air.

But trust me, I've been using it for the past four years and can vouch for the fact that it does.

My verdict - for what it's worth...

In my opinion, this is the best app on the market right now for Airbnb hands down.

It's sleek, it's intuitive, it's reliable, and it's worth every penny!

Your Porter app

At first, I thought this was just a basic messaging app, but after digging a little deeper under the hood I could see that there's a whole lot more going on here than meets the eye.

My first surprise was it's integration with Booking.com and HomeAway. 

This integration essentially means that you can list your property on each of these platforms, and seamlessley manage them all in one place.

On top of that, you have the option to build your own custom website to showcase your listings.

What does this mean?

This means that you can drive guests to book on your own website, and avoid any platform fees.  Pretty neat hey?

Here are a few of the addional features that stood out to me:

  • Custom website creation
  • Ability to create checklists within the app itself
  • Deep integration with multiple booking platforms
  • Integration with automated pricing tools

My verdict - for what it's worth...

I wanted to give this app 5 stars, and it's so feature rich and crazy value for money, but the only thing that lets it down is a little pazzaz when it comes to UI and design.

It's just missing that sleak look and feel that I think would turn this app from very good, to great!

Airbnb Channel Manager Apps

Airbnb channel manager software allows you to list your properties on multiple booking platforms.

The likes of Booking.com, HomeAway, VRBO, etc.

All whilst easily managing the entire process seamlessly from one place.  

And that means no more double bookings, increased exposure to a bigger audience, resulting in more chances of securing bookings.

I've got to start this off by saying "I really love Smoobu".  I just think it's frickin awesome.

In fact, I think it's one of the best apps for Airbnb hosts on the market right now.

You see, for a small scale host like myself I find it hard to justify the expense of the sort of tools that the big-wigs in the industry - that own and manage hundreds of properties - can afford.

But I think Smoobu might just be the answer.

With this app you can list your property on all of the major booking platforms.  But that's not all!

It has deep integrations with some of the best airbnb tools in the space.

Integrations like:

  • Deep integrations with the best Airbnb pricing tools
  • Connects with Stripe & Braintree for taking bookings on your own website.
  • Integrations with Flipkey and Properly.

And, it has all of the PMS (Property Management Systems) features you'd expect like automated messages, tasks and much more.

A killer Airbnb app that packs more bang for its buck and many of the other apps on this list combined.

My verdict - for what it's worth...

If you can't tell already, I'm a massive fan of this app. I think its great.

As a small scale host this is the sort of thing that really gets me excited.  

The app is beautifully designed, the UI is excellent, the UX is excellent, and the value proposition is excelllent too.

An all-round killer app, for a fraction of the cost of some of its closest competitors.

Lodgify app

Considering how good Lodgify on desktop is (and it is very good), their app was a bit of a let down.

Unlike many of the other apps in this list it's very limited in features.

From what I can tell, the app is purely an interface for connecting with guests - replying to questions, etc.

Which is fine if that's all you're after, but with the Airbnb app itself being very good at this, I'm not 100% clear on what problem it solves.

That being said, I'm sure Lodgify desktop users will get some benefits using it.

My verdict - for what it's worth...

Not the most feature rich app on the market by a long way, and not something I could see using myself.

Considering how good their desktop version is I expected more if I'm honest, but maybe that's just a consious decision they've made to focus their efforts on desktop which is fair enough.

Hostaway app

Channel Manager App | App is: Free to download | Service is: Paid

Price: From $250p/m

Hostaway is a fully-fledged channel manager.  

What that means is that you can list your property on multiple different booking platforms (think Booking.com, HomeAway, VRBO, etc), all whilst having a single centralised dashboard for managing the entire thing.

The result?

More exposure, to more people, increasing the chances of generating bookings.

So as a value proposition, an app like this adds a lot.

But, it doesn't come cheap.

Starting at $250 p/m Hostaway is resereved for larger scale property managers, and developers only.

And if that's you, then this could be a very good investment for sure.

My verdict - for what it's worth...

Although I'm not a big scale property manager myself, I can still appriciate the massive value porposition a service like this can offer.

It's tools like this that I see as income engines that only serve to make your offerings even more potent.

And that potency results in more revenue for you.

Hostaway is a great app if you're in the market for a full scale channel manager.

Airbnb Smart Home Apps

With the advancement of smart home devices in recent years, more and more hosts are turning to this technology to go the extra mile, and add that 'wow' factor to their properties.

But it's not all about guest satisfaction.  

In fact these Airbnb smart home apps can help host save money too - on things like electricity, water, etc.

Plus, they can add an extra layer of security by generating unique codes for each booking, valid only for the duration of their stay.

Neome is more than just an app that sends automated messages.

What sets it apart is their focus on integrating the app with smart appliances around the home. 

Things like:

  • Smart thermostats
  • Water leak detectors
  • Motion detectors
  • Smart locks

And it's through these integrations that you can really start to build an automated guest experience that runs like clockwork, without fail.

Here's an example of how your guest journey might look.

When your guest makes a reservation, a unique access code is generated and assigned to your guests to access the property.  This is an added level of security.

On the morning of arrival, Neome app will adjust your smart thermostat to heat the house before your guests arrive.

On arrival, the motion detector inside your home will trigger an arrival message to your guests with instructions.

And that's just the beginning.

Not only can it remove a lot of friction points of the hosting journey, but it can also save you a lot of time, and cut down on your energy bills too.

My verdict - for what it's worth...

This is a great little app.

With this level of control, you can really layer on the little extra touches that will really set you apart from the competition.

Its in this area of smart home automation and integration that I see the biggest gains in the next few years for the savvy hosts that jump on board.

Price: Unknown

Ok, this is a bit of a random one - but it's making the list nonetheless.

The reason I say that is because it's been developed in Korea, and English is the secondary language for the app.

So, it'd be a lie to say I'd taken Staybinder for a full test drive (because I haven't), but, I have done a little digging and here's what I've found out.

This app is similar to Neome (above), in that it connects to the smart devices in your home, and auto regulates each device to ensure a optimal guest experience.  

The UI looks a little tired and dated to me, but, as I mentioned earlier I didn't give it a full run through, so I can't be too critical right now.

My verdict - for what it's worth...

The idea behind this app I like alot - the notion of automating many aspects of a guests stay using smart home devices.

However, I'm not massively sold on the look and feel of Staybinder.  

Maybe I'm missing the next big thing,  but my gut tells me I'm not.  Go check it out for yourself and make up your own mind.

Airbnb Cleaner Apps

One of the most difficult parts of hosting can be finding reliable, flexible cleaners.  

So, it was only a matter of time before the gig economy would step into this space and match hosts searching for cleaners, with cleaners looking for work.

These Airbnb cleaner apps are attempting to fill this void, by creating an bouyant marketplace matching the two.

TurnoverBnB App

As with any marketplace, you have to roll the service out slowly and strategically ensuring there is enough users on either side of the equation.

And for that reason, TurnoverBnB is currently only available in select cities.

But, over time as the service hopefully gains more traction, this city list will expand everywhere.

As for the app itself, I was surprised how good it was.  

I'm a sucker for good UI and seamless UX and I must say, I think they've done a great job.

Finding cleaners through the app is easy, and it's got an inbuilt chat system too for contacting your cleaner in app.

On top of that you have all of the features you'd expect from a cleaner app, things like automated notifications, calendar sync, inbuilt checklists, and you can even pay your cleaners direct within the app itself too.

My verdict - for what it's worth...

The idea of cleaning apps doesn't really get me excited if I'm honest, but, I must say these guys have done a great job of making a drab industry, actually quite interesting.

In fact, after using the app I could really see the value proposition and the problem that it's solving.

Will this be the killer app to really take control of this niche industry of pairing cleaners with hosts? or will another company jump in and take control?

Who knows.

But in the meantime, if you're in a city that's supported by TurnoverBnB, it's well work a look

Miscilaneous Host Apps

There were a few apps in this list that just wouldn't fit well into a particular category, so, they ended up here...

That being said, there's a few interesting concepts going on in this list that could be worthy of your time to research further.  

Have a little dig around and see if anything catches your eye.

Keebee Hosting app

Price: From 9% per booking

Ok, Keebee is an app that takes a bit of getting your head around.

Let me explain.

On one side you have hosts, the other you have 'bees'.  And it's the bees that do the work for the hosts.

You following along so far?


And what Keebee does is match hosts, to bees in their area (or not, if the task can be done remotely) to carry out tasks that need to be done.

These tasks can be anything like:

  • Hiring a cleaner.
  • Getting help to build a compelling listing.
  • Hiring someone to take care of all guest communication.
  • Organising welcome pack delivery.

Basically anything really.

Put simply, Keebee is attempting to create a platform connecting hosts that need help with service providers offering their labour.  It's the full gig-economy in action.

But, as with any platform the value doesn't come from the platform itself, but from the onboarding of both sides of the equation - in this instance hosts and service providers. 

It's a novel idea.  One that I hope gains the traction their looking for.

My verdict - for what it's worth...

Platforms like this are notoriously hard to gain traction without a tonne of cash to bankroll the onboarding of new users.  

Nevertheless, I do think there is a need for something like Keybee and if they can get it right, they could be onto a winner.

But for now, I'm just not sure if the market is ready for it.

Only time will tell I guess.

Team Co-ordination App | App is: Free to download | Service is: Paid

Price: From $1p/m

I'm going to be honest here, I'd not heard of Runbnb before writing this post.

But I took it for a little test drive and had a good dig around to see what it's made of.

From what I can see it's a neat little tool for keeping your team in the loop for new arrivals, change-overs, guest requirements, etc.

It's fairly basic in functionality - with no automation features, but I can still see it as a handy tool for hosts that want an easy way to keep all of their team up to date.

My verdict - for what it's worth...

This isn't really the type of app that gets me super excited because I'm not really the right type of host that's going to get a lot of benefit using it.

But if I'm honest, I had really low expectations going in, and it was actually much better than I thought.

So if this type of thing floats your boat, then it could be worth digging a little deeper.
